Overview

We work in native openBIM with auditable IFC4 and IFC4.3 models, aligned with ISO 19650.

Our coordination is managed in a systematic and predictable way. By establishing a clear cadence of review checkpoints and managing technical communication through BCF rounds and RFIs, we secure the delivery of a robust digital asset with no dependency on closed ecosystems.

Scope and Limits of Engagement

To ensure full transparency and aligned expectations, we detail the boundaries of our BIM services:

  • Licensing: We do not produce 2D licensing-set drawings for residential approval. Our focus is modelling and delivery in IFC format, which can be structured and supplied to instruct the relevant licensing process (BIM for licensing).
  • Structural Engineering: Structural verification and calculation through an integrated solver (Eurocodes EN 1992/1993) is not included, as structural design is not part of our service portfolio.
  • Collaboration and CDE: Native cloud co-authoring and hosting for real-time multi-user collaboration are not part of the base delivery. The implementation and management of a Common Data Environment (CDE — e.g. BIMcollab) is subject to specific agreement with the client. Otherwise, delivery follows a file-based document workflow.
  • Proprietary Modelling: Because our methodology is rooted in native openBIM, we do not provide authoring of libraries and families exclusive to proprietary software (such as Revit). Our work and delivery ecosystem is the universal IFC format.
  • Auditing: We issue project-level IFC conformity reports (via IfcTester and buildingSMART validation), guaranteeing data rigour, without claiming formal certification of the source authoring application.

Capabilities and Deliverables

Authoring and Capture

  • Native IFC Modelling — authoring of lower-complexity MEP disciplines exclusively in openBIM format (IFC).
  • As-built and Scan-to-IFC Integration — coordination of surveys and modelling of existing buildings; while not an internal capability, we structure solutions and manage suitable partnerships under specific agreement.
  • BIM Information Management — leadership and control of project data in strict alignment with ISO 19650.
  • BEP Authoring — development of the BIM Execution Plan to respond precisely to Information Requirements (EIR — Exchange Information Requirements).

Coordination and Quality

  • openBIM Coordination — creation and management of federated models (IFC4 / IFC4.3) and seamless communication via BCF round-tripping with the leading market viewers.
  • Clash Detection and Issue Management — rigorous identification of spatial conflicts (IfcClash + JSON clash sets) and full traceability of resolutions with BCF 2.1 and 3.0 authoring and tracking.
  • Auditing and Conformity (IDS) — authoring of Information Delivery Specifications (IDS) to secure data requirements and automated model auditing through IfcTester.
  • BIM Process Mapping — application of the BPMN (Business Process Model and Notation) discipline to clearly structure the articulation and work cadence of multidisciplinary teams.

Delivery and Enablement

  • 4D Planning and Construction Simulation — advanced Ifc4D integration, linking schedules and sequences (Gantt) directly to model entities through IfcTask.
  • 5D Extraction and Quantity Take-off — rigorous and automated cost extraction through measurements drawn from native IFC data.
  • Digital Delivery for Facility Management — structuring and delivery of digital assets optimised for the operation and management phase of the building (IFC + COBie).
  • openBIM Tender Support — specialist consulting and validation of IFC deliverables for public or private tender responses.
  • openBIM Training and Onboarding — enabling client teams to adopt collaborative methodologies and open-source workflows.

Our Methodology

  1. 1. Strategic Discovery

    We start by understanding the challenge. We capture the Information Requirements (EIR) and the technical context, tailoring our engagement to the client's BIM maturity and real needs.

  2. 2. Planning and Scope (ISO 19650)

    We draw up the project script. We define collaboration rules through the BIM Execution Plan (BEP), set the coordination cadence and parameterise delivery requirements (IDS) within an openBIM environment.

  3. 3. Active Coordination

    We turn plans into results. We operate native modelling, federate the data and secure project integrity through clash detection and agile issue management (via BCF), ensuring nothing advances with errors.

  4. 4. Digital Asset Handover

    Closing the loop. We deliver a living data model focused on the asset lifecycle (IFC + COBie), audited and validated through rigorous conformity reports.
